Rise in Limited companies securing buy to let mortgages

Paragon Mortgages has reported that 25% of their pipeline applications for buy to let mortgages were received from Landlords operating in Limited Company structures from April 2017. This is a new shift in the market and does follow on from strong growth reports as completions picked up Jan – Mar 2017. It would seem that the waters have calmed since the increase in Stamp Duty Land Tax and the government announced tax changes. Perhaps landlords are feeling more positive about the future?

Aspirational landlords in the large cities are now offering some stunning rental opportunities to local renters. Built on an ethos of creating communities fostering health and well being these pioneering developments could be the future of rental communities and certainly offer a new service in the UK.

Asked recently why we don’t charge tenant fees I had to think about my response. Why don’t we? Even with months before the tenant ban in England we could have made hay while the sun shines as many agents are still doing.  For a mid-level agent operating at about 20 offices the loss of the tenant fees could wipe £250,000 off their bottom line, for the larger UK wide corporate agents it could reasonably be millions. So why not cash in while we can?
