At Dourish & Day, we believe in transparency when it comes to fees, so you always know exactly what to expect. Below is a breakdown of our charges for landlords and tenants.

  • All fees include VAT at the prevailing rate (currently 20%).
  • Percentage-based fees will vary depending on the agreed rent level.
  • Fixed fees remain the same regardless of rent level.

Landlord Services & Fees

Tenant Introduction & Management Services

Introduction Only Service / Tenant Reference – £275
A one-time fee for introducing a tenant through our agency.

Management Takeover Service – £275
Charged when we take over management of an existing tenancy, payable upon receipt of the first month’s rent.

Tenant Find Service – £550
A full marketing and tenant sourcing service.

In order to try and mitigate costs for you as landlords we created our Asset Protection Service, available at an additional 5% + VAT

This is a fully inclusive, premium service designed to provide complete peace of mind from 1st May 2026 as the law changes and will cover areas such as:

  • Rent protection and legal expenses
  • Court and tribunal handling
  • Compliance and regulatory support
  • Rent Increase Notices
  • Rent Increase Appeal Handling
  • Payment of rent increase for up to 6 months if the tenant appeals
  • Written Statement
  • Deposit Arbitration
  • Section 8 Notice Preparation
  • Tribunal Preparation
  • Anti Money Laundering Checks – £25 per person
  • Land Registry Title Check – £10

*all figures inclusive of VAT

Letting & Rent Collection Service – 10% per month
Charged as a percentage of rent received.

Full Management Service – 12% per month
Comprehensive property management, including tenant support and legal compliance.

Inventory Service (for Tenant Introduction/Tenant Find services only)

  • 1-Bedroom Property – £78
  • 2-Bedroom Property – £84
  • 3 & 4-Bedroom Property – £90
  • 5-Bedroom Property – £120

Major Works Project Management – 10% of work value
If full project management is required.

Professional Hourly Rate – £120 per hour
Charged for any additional landlord services.

  • Tenancy Agreement Production – £150
  • Full Tenant Paperwork Production – £275
  • Property Management Visit – £65
  • Tenant Referencing (Per Applicant) – £50
  • Landlord Gas Safety Certificate – £90
  • Check-Out Inspection (Report Only) – £65 per hour
  • Deposit Negotiation – £120 per hour
  • Rent Increase – £95
  • Rent Increase Appeal Handling – £195
  • Written Statement – £60
  • Deposit Arbitration – £195
  • Section 8 Notice Preparation – £300 inc VAT
  • Tribunal Preparation – £395
  • Anti Money Laundering Checks – £25 per person (Legislative Requirement for all landlords)
  • Land Registry Title Check – £10 (inc VAT) (Legislative Requirement for all properties rented)

Minimum Fee
If a landlord cancels our management service, a fee of 10% of the agreed rent (for up to six months) will apply.

We Strongly Recommend Rent & Legal Protection
For extra peace of mind, we recommend Rent & Legal Protection once a tenant has successfully completed referencing. This is available for just £30 per month (inc. VAT).

Other Important Information

We may receive commissions from:

  • Insurance providers
  • Referencing companies
  • Utility providers

We are a registered member of the Propertymark Client Money Protection Scheme. This is a client money protection scheme to ensure your money is handled within the correct manner (find out more via the fact sheet here).
