Renting a house can be an exciting new chapter, but getting ahead in the application process can make all the difference. Whether you’re a first-time renter or have moved before, following these steps will help ensure you’re fully prepared and stand out to our landlords. Here’s your guide to getting ahead when renting a home.

1. Check your credit score

A good credit score can make or break your rental application. Landlords want to know you’re financially responsible, and one of the first things they’ll check is your credit score. If you’re unsure where you stand, it’s a great idea to check your credit report ahead of time. You can do this for free with services like Experian or Equifax. If you spot any errors, it’s a good idea to get them sorted before you apply. A good credit score will show that you’re reliable and responsible.

2. Gather important documents

This is a key piece of identification, and we will have to verify who you are. You may also need to generate a share code to verify you have the right to rent in the UK. Here's what you'll need:

  • Passport or Photo ID – Bring a valid passport or a photo driving license with you to the viewing so you can bring it into our agency offices to start the process. This is a key piece of identification, and we will want to verify who they’re renting to.
  • Proof of Address – A recent utility bill, bank statement, or council tax bill will serve as proof of your current address.
  • 3 Months Bank Statements – Landlords will want to see that you’re financially stable. Have your bank statements ready for the last 3 months to show regular income and financial responsibility.

3. Be ready to provide references

Landlords may ask for references from your previous landlord or employer. It’s helpful to have these ready ahead of time. If you’ve rented before, try to reach out to your previous landlord and ask if they’d be happy to provide a reference. For an employer reference, speak to your line manager or HR department in advance and work out who is the best point of contact and get their contact information, ready to provide to us.

4. Be prepared for a tenant referencing process

In addition to your credit check, we will also ask for tenant referencing. This is a process where they verify your employment, previous rental history, and sometimes even your character. While it might seem like a lot, it’s a common step in the process. Be sure to provide honest information, as any discrepancies could cause delays or issues with your application.

5. Know your budget

Before you start viewing properties, take a moment to assess your budget. Be realistic about how much rent you can comfortably afford. As a general rule, reference companies often look for tenants whose monthly salary is around 2.5 to 3 times the monthly rent. This helps ensure you can manage the rent alongside your other expenses.

6. Bring your documents to the viewing

If you’re serious about a property, bring your documentation with you to the viewing so you can pop in and see us after at our offices. Being prepared will show the landlord that you’re ready to move quickly. It also gives you an edge over other potential tenants who might not have all their paperwork in order. Having everything on hand will help you make a great impression and show that you’re organised and reliable.

7. Ask questions during the viewing

While you’re at the viewing, don’t be afraid to ask questions! Find out about the length of the tenancy, rent payment dates, deposit requirements, and any additional costs like utilities. The more information you have, the easier it will be to decide if this is the right home for you. Plus, asking questions shows that you’re serious and thoughtful about the decision. 8. Submit your application quickly

Once you’ve found the right place, don’t wait too long to submit your application. Properties can be in high demand, so getting your documents in as soon as possible increases your chances of securing the home you love.
