Our Services

We offer flexible options depending on how involved you would like to be:

1. Let Only Service
If you prefer to manage the property yourself, we can simply take care of finding you the right tenant. This includes marketing, viewings, referencing, and setting up the tenancy correctly, before handing the property over to you to manage.

2. Full Management Service – 10% + VAT (12%)
Our fully managed service is designed to take the day-to-day stress away. We handle rent collection, maintenance coordination, tenant communication, and general management of the tenancy.

Due to ongoing changes within the lettings industry, including increased regulation and operational costs, some specialist services are now charged separately where required. These include:

• Let Fee – £550
• Rent Increase – £95
• Rent Increase Appeal Handling – £195
• Written Statement – £60
• Deposit Arbitration – £195
• Section 8 Notice Preparation – £125
• Tribunal Preparation – £395
• Anti Money Laundering Checks – £25 per person
• Land Registry Title Check – £10 (inc VAT)

These reflect the increased compliance and legal requirements now involved in managing rental properties.

Optional Upgrade – Asset Protection Service (+5% + VAT)

For landlords who want complete peace of mind, we also offer our Asset Protection Service, which can be added to our full management package.

This is a fully inclusive service designed to protect both your income and your legal position, and includes:

• Rent protection and legal expenses cover
• Full handling of court and tribunal processes
• Ongoing compliance and regulatory management
• Inclusion of all the additional services listed above (so no separate charges for these items)

In addition, we will only charge our £550 letting fee once per 12-month period. This means that if a tenant leaves early (for example after 4 months), any subsequent re-let within that 12 months would not incur another letting fee.
